Essential Singapore Money & Business Tools: CPF Take-Home Pay, BSD/ABSD & PayNow QR Explained

October 15, 2026 · Kova Core

In short: Financial rules in Singapore have unique tiers — from age-based CPF contribution rates and Ordinary Wage ceilings to marginal Buyer's Stamp Duty (BSD) brackets and SGQR PayNow standards. Here is a quick breakdown of how they work and the free browser calculators that crunch the numbers instantaneously.

1. Understanding Singapore CPF Contributions & Take-Home Pay

For Singapore Citizens and Permanent Residents (PRs from their 3rd year onwards) aged 55 and below, the standard CPF contribution rates on Ordinary Wages are:

  • Employee contribution: 20% of monthly wage
  • Employer contribution: 17% of monthly wage
  • Total CPF contribution: 37% of monthly wage

However, contributions only apply up to the CPF Ordinary Wage (OW) ceiling (which has progressively stepped up to S$8,000/month by 2026). Any portion of your base monthly salary above the OW ceiling is not subject to mandatory Ordinary Wage CPF deductions. Contribution rates also step down across age bands (55–60, 60–65, 65–70, and above 70).

2. How Buyer's Stamp Duty (BSD) and ABSD Work When Buying Property

When purchasing residential property in Singapore (whether an HDB flat, EC, condo, or landed home), you must pay Buyer's Stamp Duty (BSD) within 14 days of signing the Sale & Purchase Agreement or exercising the Option to Purchase.

Residential BSD is calculated on a tiered marginal basis (similar to income tax) on the purchase price or market value, whichever is higher:

  • First S$180,000: 1%
  • Next S$180,000: 2%
  • Next S$640,000: 3%
  • Next S$500,000: 4%
  • Next S$1,500,000: 5%
  • Remaining amount above S$3,000,000: 6%

On top of BSD, Additional Buyer's Stamp Duty (ABSD) applies depending on your residency status and how many residential properties you already own in Singapore (for example, 0% on a 1st property for Singapore Citizens, 20% on a 2nd property for Citizens, and 5% on a 1st property for Singapore PRs).

Instead of calculating six marginal brackets by hand, plug your property price into our Singapore Stamp Duty Calculator (BSD & ABSD) to see the exact breakdown immediately.
